What Is An Estate Cleanout?
Estate cleanout in Toronto covers full-property clearances for executors, estate trustees, and property managers following a death or downsizing. Every job includes Furniture Bank Toronto and Habitat for Humanity ReStore donation routing for usable furniture, item documentation for estate records, and Ontario Ministry of the Environment eco-certified disposal for the remainder. A WSIB-compliant insured two-person crew handles every floor including basement storage rooms and attic pull-down spaces.
The work itself is straightforward. What makes it different from any other cleanout is the context. Somebody is doing this during one of the harder weeks of their life, often to a deadline set by a closing date or a probate process, and usually while family members disagree gently about what matters. We work at the pace the family sets, backed by the same insured crews and upfront pricing behind our junk removal service across Toronto and the GTA.
Our job is to make that week shorter and quieter. We do the sorting, carrying, donating, and disposing, and we keep our opinions about the contents to ourselves.

Common Problems We Solve
The Closing Date Is Fixed
Real estate closings and probate timelines do not shift because a basement is still full. We schedule multi-truck jobs as a block so the property is empty by the date you have been given, rather than in dribs and drabs across three weeks.
Nobody Lives Nearby
Executors are often in another city or another country. We can coordinate access with a realtor, lawyer, or neighbour, send photographs before and after, and provide written confirmation of what was removed so the file is complete.
Too Much To Decide At Once
Families frequently need two passes: one to remove the obvious, and one after they have had time with the personal effects. We work in phases and only clear what has been agreed.
Good Things Going To Waste
A lifetime of furniture, kitchenware, linens, and tools has real value to somebody starting over. We route usable items to donation partners across the GTA rather than defaulting everything to the transfer station, and we pass on receipts where the charity provides them.
What It Costs
Estate work is quoted by truckload after a walkthrough:
- Full truck: $389 to $549
- Each additional truckload: $349 to $499
- One-bedroom condo: commonly a single truck
- Three-bedroom house with basement and garage: commonly three to five trucks
Every price includes the crew, the sorting, the donation drops, disposal, and the final sweep. If the property has reached a level where safe access is a concern, our hoarding cleanout service is the right starting point. For rental turnovers and evictions, see move-out cleanouts.
